The first TOP for an Oxley project will happen in June 2012, so there is a good possibility of a higher dividend payout.

My apologies. The dividends paid by Oxley are incorrect as posted earlier.
I missed 1 decimal point!
The correct figures are:
In 2010, Oxley paid 0.045 cent a share
In 2011, it was 0.1 cent

Oxley and other property developers are beneficiaries of a massive change of hearts of Singaporeans -- from equity markets to the property market. Singapore equities have been hurt by the eurozone crisis and the US subprime mortgage crisis. Singaporeans just decided to move their investible $ into properties -- by a virtuous cycle, as more people switched to property investing, the prices went up -- which further drew more people in.
When will the cycle break?
At this point, equities are grossly undervalued and will prove to be a rewarding investing going forward.

Paiseh! The dividends from Oxley are incorrect as posted earlier.
The correct figures are as follows, and includes the latest announcement for the Final Dividend for FY12 ended June 2012:
For FY 2011, Oxley paid 0.45 cent a share final dividend. (There was no interim div)
For FY 2012, Oxley 0.1 cent interim + 0.47 cent final dividend a share.
The 0.47 cent final dividend will be paid after the AGM.
