The population grew by 128K over the yr upto June2012, out of which 29K are PR/citizens. Assuming 50% of the 99K new foreigners are construction workers/maids who live in construction sites and employers' homes , Spore needs no more than 20K new homes per yr, but about 40K new homes/yr are being built this yr and next.
Hence I will not touch Spore properties until at least 2015. But if I am have to choose, I'd buy property stocks as it'd take about 4 mths to sell a physical property ie from the time the property agents advertise and collection of payment. Just be careful when buying condos for investment.
